Built for valley concrete

Clay Soil, Big Trees, Long Hot Summers

Most concrete trouble here starts underneath the slab or overhead, not under the tires.

Clay That Moves

Much of the valley floor is clay that swells in wet winters and shrinks in dry summers. Slabs on it crack, settle and lift at the joints.

Roots Under the Slab

Mature street and yard trees push roots under driveways and walks, lifting one panel above the next until it is a trip edge.

Valley Sun

Long runs of hot, dry afternoons fade color, dry out old sealer and leave a bare pool deck too hot to stand on barefoot.

Slabs Hitting 30, 40, 50

A lot of the region's garages, patios and driveways were poured in the 1970s through the 2000s, and they are showing it: stains, spalling, old patches and tired coatings.

Why homeowners call

Straight Answers About Your Slab

No invented numbers here. Each point below is something you can check on the job.

Slab Checked First

An overlay only lasts as long as the concrete under it. Movement, settling and lifted joints are checked before a resurface is quoted.

Written Quotes

Prep, repair, system, finish, color and price in writing before work starts. No prices on this site - every slab is different.

Resurface or Replace, Honestly

If a slab has heaved or settled too far for an overlay to fix, you hear that instead of being sold one.

Made for Valley Conditions

UV-stable sealers, light textured deck finishes, and coatings that meet the local air district's VOC limits.

Worker in gloves and leather boots spreading a fresh grey cementitious overlay across a driveway slab with a long-handled squeegee, holding a steel trowel, mixing bucket nearby

FAQ

Resurfacing Questions We Hear Most

Can my concrete be resurfaced, or does it need replacing?
If the slab is structurally sound - cracked, stained or scaled but not heaving, sinking or crumbling - an overlay or coating is usually an option. Slabs that have moved a lot, or are still moving, need repair or replacement first, because a thin overlay follows whatever is underneath it.
How much does concrete resurfacing cost?
It depends on the size, how much crack repair and prep the slab needs, and the finish: a plain broom overlay costs less than a stamped, stained one, and a flake garage system is priced differently again. There are no prices on this site; you get a written quote after we see the slab.
Will a resurfaced pool deck get too hot?
Color and texture matter most. Light colors and textured finishes stay noticeably cooler than dark, smooth concrete in direct sun, which matters through a Sacramento summer. You see samples before you choose.
Will the cracks come back through the overlay?
Cracks that are still moving can show through any thin overlay, which is why cracks are repaired first and control joints are carried up through the new surface. Hairline shrinkage cracks that have stopped moving are usually covered for good.
Do I need a permit to resurface my driveway?
Work entirely on your own lot usually does not involve the city. Work on the sidewalk or the driveway approach in the public right-of-way is different: Sacramento, Elk Grove, Rancho Cordova, West Sacramento, Rocklin and Sacramento County all require an encroachment permit for it. Each area page covers the local rule.
Who has to fix the sidewalk in front of my house?
It depends on the city. In the City of Sacramento the owner pays even when a street tree caused the damage; Roseville repairs street-tree damage only in certain older areas; Citrus Heights repairs sidewalks as resources permit; and in unincorporated areas such as Carmichael and Fair Oaks, Sacramento County keeps a repair list. Check the area page for your city.
Does a concrete contractor need a licence in California?
Yes. California requires contractors to be licensed by the Contractors State License Board (CSLB). Ask any contractor for their licence number and check it on the CSLB website before work starts.
